Almaden Valley and New Almaden

Almaden Valley is one of the most settled neighborhoods in the city: about two-thirds of its homes were built before 1980, the median build year is 1976, and barely 4% of the housing has been added since 2000. In practice that means the typical Almaden home just turned 50, and so did a lot of its ductwork. Ranch and two-story homes against the hillside also take hard afternoon sun, which punishes marginal systems.
