Warehouse & Light-Industrial HVAC Built Around Your Space
Warehouses break the rules that comfort HVAC is designed around. Instead of a tidy office with predictable rooms, you’ve got enormous open volume, high ceilings, big doors that open to the outside, racking and equipment in the way, and people working in only part of the space. Off-the-shelf comfort systems don’t fit that reality. Modern Air designs and services warehouse and light-industrial HVAC around the actual building, its volume, its fans, its floors, and its fixed equipment, and we’ve done it across the South Bay since 2009.
Big-Volume Heating, Done Efficiently
Heating a high-bay space is the classic warehouse challenge. Warm air rises, so a naive system spends its energy heating the rafters while the people on the floor stay cold, you pay for heat that never reaches anyone. We size and place high-efficiency heating for the real volume of the space and pair it with the right distribution strategy so the heat lands where work happens, not thirty feet up.
Destratification: Stop Heating the Ceiling
Destratification is one of the highest-value moves in warehouse HVAC. By gently pushing the warm air that pools at the roof back down to the floor, destratification fans recover heat you’ve already paid for and dramatically even out floor-level temperatures. The occupied zone gets comfortable, the heating system cycles less, and the gas bill drops. We evaluate your ceiling height, layout, and obstructions and lay out destratification so it actually reaches the working areas.
Spot Conditioning Instead of Heating the Sky
You rarely need to condition the entire building. Workstations, packing and shipping lines, QC areas, and attached offices are where people spend the day, and targeting those zones with spot heating or cooling is far cheaper than trying to hold a setpoint across the whole high-bay volume. We help you decide what genuinely needs conditioning, then design around it, comfort where it counts, without the energy bill of conditioning empty air.
Design-Build Is Where We Shine
Most warehouse buildings were never meant to house HVAC, and that’s exactly the kind of problem we like. We’ve engineered systems from the ground up, multi-speed heat pumps, spiral ducting, custom takeoffs, and crane lifts, into spaces with no obvious room for them, working around exhaust fans, racking, mezzanines, and fixed production equipment. When a building has no place for an air handler or ductwork, we design a solution that fits the building you actually have.
Ventilation and Light-Industrial Loads
Light-industrial spaces often add ventilation and exhaust needs on top of comfort, process heat, fumes, or dust that have to be managed alongside heating and cooling. We look at the whole picture so ventilation, make-up air, and conditioning work together instead of fighting each other.
Service Built for Industrial Reality
We document our work with photos, schedule around your operations, and stand behind what we install. Modern Air is family-run and licensed (CSLB #935704), and our maintenance contracts keep big rooftop and heating equipment running through the seasons it’s needed most.

Commercial HVAC Questions
Why is it warm near the ceiling but cold at the floor where people work?
That’s stratification, warm air rises and pools at the roof while workers stand in cold air below. You’re paying to heat the ceiling. Destratification fans and properly placed heating push that warm air back down, so you heat the occupied zone instead of the rafters, and your gas bill drops.
Can you heat a big open warehouse efficiently?
Yes. High-bay open volumes need heating strategies built for the space, high-efficiency units sized and placed for the volume, combined with destratification so the heat reaches the floor. We design around the actual building rather than dropping in undersized equipment that runs forever and never catches up.
Do we have to condition the whole building, or just where people work?
Often just the occupied zones. Spot heating and cooling for workstations, packing lines, and offices is far cheaper than conditioning an entire high-bay volume. We help you decide what actually needs conditioning and design around it.
Can you design a system into a building that wasn’t built for HVAC?
Yes, that’s our strength. Modern Air has done design-build installs with multi-speed heat pumps, spiral ducting, custom takeoffs, and crane lifts in spaces never meant to house HVAC, working around fans, racking, and fixed equipment.
What areas do you serve?
We’re based in Morgan Hill and serve warehouses and light-industrial sites throughout the South Bay and Santa Cruz region, including San Jose, Gilroy, Santa Clara, and surrounding communities.
